SUSTAINABILITY AND SOCIAL RESPONSIBILITY IN THE REGULATION 301 SUST INABILITY AND SOCIAL RESPONSABILITY IN HOSTING CONCLUSIONS The consequences regarding the impact of this new tourist offer has put an end to the tourist planning by the Public Administration and has brought this kind of tourism closer to the concept of unsustainable tourism. The concerns about tourism sustainability are expressed in the regulations of the autonomous communities, which include aspects like the protection of natural and urban environments related to the impact of this kind of accommodation on the territory and on the coexistence in the community where it is located. The regulations for the tourist activity that were developed to face the problems that have arisen in the different autonomous communities refer to a social dimension (carrying capacity in order to not disturb the neighbourhood coexistence and other accessibility measures). Other aspects found in the autonomous regulation to solve problems caused by this new kind of tourism are those related to economy, like the control by the Public Administration using a census-register of housing. Due to the close relation between tourism and urban planning, as well as its influence on the territory, the adequacy of the territory where tourism is located is unavoidable to achieve a sustainable tourism. The concern of the different public administrations to provide rational leadership regarding these new tourist trends from the perspective of a distribution of competencies is obvious. There are many decrees regulating this new kind of accommodation that mention the need to develop tourist activities according to the sectorial regulation applicable to it, especially the regulations on sanitation, hygiene and environment. Due to the impact observed as a consequence of the new tourist offer, the administrations try to correct and avoid the negative effects by applying moratoriums on the granting of licenses and by developing a zoning of the urban plan.
