11 minimum number of accommodations, percentage of accommodations with and without kitchen 37 . Despite disciplinary inhomogeneity at the regional level, it is also possible to identify some distinctive elements necessary and common to the qualification 38 , even juridical, of a hotel as a widespread hotel. They can be deduced both from the various regional regulations and from the guidelines indicated by the same creator of Albergo Diffuso : management must be unitary and entrepreneurial and, being a hotel, it must have at least 7 rooms; structure must provide hotel-like services; rooms and housing units must be located in several separate and pre-existing buildings; there must be a reception and common rooms for all accommodations that provide common services, such as bar, refreshment point; between accommodations and reception there must be a reasonable maximum distance (indicated in meters 2-300 with respect to the main building); hotel must be located within a living community, there cannot be an Albergo Diffuso in an uninhabited village, this would not allow you to live an authentic experience, it must be recognizable and must have a management style integrated in the territory and in its culture 39 . The identification of a reasonable proximity of the accommodation with respect to the service centre, with a rough indication in terms of meters, is certainly the most appropriate solution that takes into account the lack of homogeneity of the Italian territory. Proximity of the accommodation with respect to the service centre makes the structure a hotel in effect, as it allows guests to enjoy the services that the hotel offers without too many obstacles. The relationship that is established between hotelier and customer, as well as the cause of hotel contract, is mainly the offer of accommodation and other ancillary services towards price.
